WITH the new rule of six impacting thousands of larger cottages and holiday homes across the country, many owners are having to slash their prices to tempt smaller groups to take them up.

Brunton House, Northumberland (save 50%)
Two miles from the beach, this traditional stone house in Embleton has a drawing room seating up to 16, eight bedrooms and a games room with pool table.
Kitchen/diner is divided by an open fire and chimney breast.
Garden has kids’ play area and access to 2,500-acre estate. Pets welcome.

Newton Court, Herefords (save 50%)
This 17th-century farmhouse in Hay-on-Wye normally welcomes up to 24 guests to its nine bedrooms – four in the main house, five in the annex.
Outside, there’s oodles of space to enjoy including a covered outdoor lounge area, fire pit and wood-fired hot tub.
Inside, it’s the height of luxury with modern, spacious rooms including a double-height beamed dining hall and a 40ft kitchen/dining area with stone floors.

It normally sleeps up to 12 in five bedrooms with four bathrooms.
There’s a hot tub in the grounds, and an open fire to enjoy.

Norbury Manor, Peak District (save 20%)
National Trust listed building with period furnishings, panelled walls, stained-glass windows and gorgeous grounds normally sleeps 12.
Guests get access to the National Trust’s nearby Sudbury Hall and Museum of Childhood.
